PRE PLASTER INSPECTIONS
Pre plaster inspections should be completed just before the plasterboard ceilings, walls and cornice are fixed to the frame.
This is really the last chance to inspect the frame to make sure all defects have been rectified, the insulation has been fully and properly installed in the walls around the house and that none of the electrical cabling or plumbing pipes have been damaged.
It is very important to check that the structural integrity of the frame had not been undermined in any way during the installation of electrical wiring and plumbing pipes.
The frame of a new house can be damaged in a number of ways prior to the plasterboard being fixed to the frame. For example, the structural integrity of studs and noggings are often undermined when the holes drilled through the studs and noggings are much larger than they need to be to accommodate the size of the electrical wiring and / or plumbing pipes.
Noggings are often removed and not replaced, diagonal wall bracing is either cut or removed and sections of studs that have been cut away are not adequately braced.
The pre plaster inspection is the last opportunity to check:
- All defects identified at the frame stage have been fully and properly rectified.
- All damage to the frame since the frame stage inspection has been repaired.
- The frame is level, plumb, straight and square.
- The electrical wiring and the plumbing has not been damaged in any way.
- All insulation has been correctly installed between the framing members of the external walls.
Finalinspect can complete a thorough and independent inspection of the frame before the plasterboard is fixed to it and then prepare a detailed report for you that is ready to hand directly to your builder.
