Maintenance Period Inspections
Finalinspect has conducted many maintenance period building inspections on new homes throughout metropolitan Melbourne and Victoria.
Within 90 days of making the final payment on your new home, town house, apartment or unit and receiving the keys to the dwelling, it is recommended that you make arrangements for Finalinspect to inspect your property and note all outstanding defects in a professional building inspection report. It is further recommended that you immediately submit the building inspection report to your builder, preferably via registered mail.
It is important to know that if your builder is not notified of any outstanding works and / or minor defects prior to the expiration of the 90 day maintenance period, you lose your right to have these outstanding works or defects completed / rectified by the builder. If you lose this right, all repairs will be at your cost, not the builder.
We therefore strongly recommend that you notify your builder of all outstanding works or defects that need to be completed / rectified (e.g. cracking in walls, doors and windows that stick, movement or creaking in floors, plumbing leaks etc) at least one week prior to the expiration of the 90 day maintenance period. This way, there can be absolutely no question about the validity of your claim.
